Facing a beautiful park and just steps from Atlanta's best dining, shopping, and schools, this house meets the stringent standards of both the EarthCraft House and American Lung Association Health House programs. Incorporating a wide range of techniques and materials, this 4-storey house is significantly more efficient, is constructed of durable materials, and provides healthier indoor air quality than a typical house. |
The main level includes a central kitchen open to the breakfast nook and large keeping room, formal living and dining rooms, a semi-circular library, two screened porches and an inviting front entry porch. The 2nd floor master suite features a covered balcony overlooking the wooded park, 3 additional bedrooms, and a large laundry room. Icynene® spray foam insulation was installed in all the exterior walls and along the entire roofline of the house. This technique creates a fully insulated and conditioned attic as well as a superior air-seal for the entire house. The combination of insulation and air-sealing helps make this house energy efficient, healthy, and more resistant to wind and water damage by eliminating almost all unwanted air movement between the interior and the exterior. Additionally, by insulating the entire building envelope, all the heating equipment and ducts are inside the conditioned volume, reducing the load on the equipment and allowing it to operate more efficiently. Many EarthCraft House techniques are incorporated into this home. A completely integrated exterior drainage plane consisting of housewrap and flexible window flashing tape keeps the building components dry. Indoor air quality is enhanced by air-sealing with Icynene®, which reduces random air leakage and the intrusion of outdoor allergens and pollutants. Indoor air quality is further enhanced through the use of low VOC interior paint, floor finishes, and a central vacuum system. | |

![]() | Located in Peachtree Park, the renovations and additions to the circa 1935 cottage transformed it from a small, outdated house into a spacious, state of the art EarthCraft House Renovation project. Starting with a simple, one story house the first floor ceilings were raised, a new 2nd floor was added, and the rear of the house was expanded to create a mudroom and a connection to the existing two car garage. The new staircase provides access to a bonus room constructed over the garage. |
| This beautiful home features a new kitchen with a breakfast area open to the great room, a guest bathroom, a guest bedroom, a formal dining room, office, and a screened porch on the first floor. The new upper-level includes a master suite, three additional bedrooms with private baths, and a laundry room, as well as the bonus room. Superior air-sealing and insulation keeps homes healthy, efficient, and comfortable year round. In this house, this was accomplished by installing Icynene® spray foam insulation in the exterior walls as well as on the entire roofline of the house, creating an unvented conditioned attic. This technique reduces air leakage and energy loss and allows the builder to reduce the size of the HVAC equipment and ductwork since they are no longer running through excessively hot areas in the summer or cold areas in the winter. Additionally, by sealing the roofline rather than the 2nd floor ceiling, air leakage and heat loss through recessed lights and attic access stairs has no detrimental effect on energy or air quality in the house. Additional EarthCraft House techniques incorporated into this home include high efficiency heating and air conditioning systems with zoned duct systems, high performance windows, a complete exterior drainage plane on the exterior surface to keep the building components dry, and cement board exterior finishes for enhanced durability. Indoor air quality is enhanced through controlled whole house ventilation, high efficiency furnace filters, and the use of low VOC interior paint and floor finishes.
